development project. With 1,600 square foot bays and very high rents, we underwrote the property at over $200
per square foot. We anticipated this pricing would create sticker shock for many buyers, but were confident that
the building’s condition and rental rates justified the valuation.

discussions with prospective buyers. Interest came from syndicators, institutional investors, and high net worth
