01What’s my building worth?
Your building can be valued in comparison to other, similar buildings that have sold in the area.
Your building’s value may be determined as a factor of its net income. The cap rate is the net income divided by the sale price. Cap rates vary based on quality, risk, and growth potential.
The quality of your leases will have a major impact on the building’s value.
Major repairs or environmental problems will reduce the value of your building.
Your building will not be worth the same to all buyers. Finding the right buyer will maximize its value.
02What do I need to do in the five years before I sell my building?
- Increase my rents, extend leases, and convert to triple net leases where possible.
- Complete cosmetic renovations and major repairs where applicable.
- Develop a strategy for where to re-deploy the equity, either via tax free exchange into real estate or into other asset classes.
03Do I qualify for a 1031 exchange?
Almost all owners can do a 1031 exchange, if they follow specific rules:
- You must hire a Qualified Intermediary prior to closing on the sale of your property.
- You must buy real estate within six months of closing on the sale of your current property.
- This new property cannot be a primary residence.
- To maximize the exchange the property must be of equal or greater value than the one you are selling.
You can buy properties that are completely managed by corporate tenants, meaning you have zero work to do.
